When a title agent receives an order for title insurance, they will perform a careful search of their title plant to locate the records affecting the property to be insured, as well as records affecting current and previous owners which might have an effect on the property. From the results of this search, a title commitment, and ultimately a title policy will be produced.
Therefore, title employees in both the examination department and the closing department must understand the basics of searching and examining title and creating and issuing a title insurance commitment. The purpose of this course is to provide all employees with an understanding of the process of searching and examining title, and how that process results in the preparation of a title insurance commitment.
