Center Parcs Europe Account Lead at ORTEC Lumina
Hidde leads the Center Parcs Europe account at ORTEC Lumina and is the technical voice on the AAO: how it is configured to the operator's reservation system (fully integrated or standalone), the Tetris-style optimisation, and the two-level measurement framework (potential vs realized revenue).
About
Every high season, the same pattern repeats across European holiday-park operators. Occupancy reads 90% or above. The analyst is still discounting to fill the last available nights, even when demand is strong. The board sees a strong headline number, but the revenue line could have been stronger. The reason is not pricing. It is an allocation issue.

This is not limited to peak periods. The same effect occurs year-round in scarce inventory types (e.g. large cottages), where availability, not demand, constrains revenue.

You have the capacity, but not the availability, to meet demand. And once you see the potential, you cannot unsee it. Inventory is made sellable again.

In this session, Paul van Keulen, Director of Pricing, Tools and Strategic Projects, Center Parcs Europe at Pierre & Vacances Center Parcs Group, and Hidde Bieze of ORTEC Lumina share what they have learned working on the problem together. They walk through the optimization layer Center Parcs Europe connected to their Central Reservation System: the link that ensures the RMS has the right information to optimize the price based on demand. Across 30 parks and ~19,000 cottages, in one recent weekly run, that layer surfaced 11,500 hidden holidays: sellable weeks the schedule had not shown the week before.

From there the conversation turns to the bigger picture. How to spot the same gap inside your own portfolio. Why most CRS or PMS systems do not solve this on their own. What private-equity owners of European holiday-park portfolios are asking of their leadership teams right now, and what a credible first step looks like for an operator hearing this story for the first time.

By listening to this conversation with Paul and Hidde. You will leave with the framing your commercial leadership team needs to recognize this gap, a worked example you can carry into your next pricing review, and the questions that will move the conversation forward in your own business.

AGENDA

01 The 90%-occupancy trap

At 90%-plus occupancy, the analyst is still decreasing price to fill scattered availability. Across thousands of cottages, dozens of length-of-stay rules and bookings that shift every hour, holding the schedule optimal by hand becomes a lot of manual work, slow, and structurally suboptimal at volume. The Allocation Engine solves this problem by finding the optimal allocation, turning unsellable inventory into sellable stays and matching more demand to scarce inventory.

02 Inside Center Parcs Europe's 11,500 hidden holidays

Paul van Keulen on the Allocation Engine Center Parcs Europe connected to its Central Reservation System, which provides input to the Revenue Management System: the layer that ensures the RMS holds the price instead of discounting fragmented nights. The result of one weekly run across 30 parks and ~19,000 cottages: 11,500 sellable weeks the schedule had not shown the week before. No price change. No reservation touched. Team time redeployed to higher value work.

03 What Center Parcs Europe and ORTEC built together

Why Center Parcs Europe chose ORTEC as its innovation partner over building in house or buying off the shelf. Collaboration, quality, speed of delivery. The insight that flipped the conversation: instead of lowering the price to stimulate demand, optimise the schedule to fit demand, then hold or even raise the price. Customer satisfaction as the second order win. And how Center Parcs Europe is doing what most peers are not: innovating, automating and accelerating its commercial operations.

04 Why operators are looking at this now

Private equity is pushing portfolio operators (Landal, Center Parcs Europe, ECG) to extract more revenue from existing assets. Most CRS systems do not offer a layer that solves this on their own. The operators that act first set the benchmark for the rest.
