Appraisal Management Companies have been blamed for everything short of the weather, which makes them an ideal subject for a proper public scuffle. In this ninety-minute episode of Wigs on the Green, Hal Humphreys steps into the ring to moderate while Tim Andersen and Marty Wagar square up over a question the industry still refuses to settle. Are AMCs a curse, a challenge, or an unlikely champion of appraisal independence? This is a Dodd-Frank discussion in every sense of the phrase, frank, pointed, and occasionally delivered with the rhetorical equivalent of a left hook.

This session skips the polite throat clearing and goes straight for the ribs. Why do AMCs exist? What did Dodd-Frank actually change, and what myths have appraisers been shadowboxing ever since? Appraisers can still talk to lenders. Lenders still need credible value opinions. Somewhere in between stands the AMC, alternately referee, punching bag, and payday. Expect clean arguments, dirty questions, and just enough blood on the canvas to make the truth easier to spot.

    Hal Humphreys is co-owner and director of instruction at PI Education and executive editor of Pursuit Magazine.

    As a licensed private investigator, a certified general real estate appraiser, and a former certified fraud examiner, Hal has spent nearly 30 years chasing down information by knocking on doors and digging into musty courthouse archives. As the owner of [FIND] Investigations, a PI agency in Nashville, TN, Hal discovered the work he loves best: criminal defense investigations. He’s worked high-profile murder cases for private attorneys and post-conviction cases for the federal defender’s office. Hal is also a writer and radio producer whose work has appeared on Marketplace, WNYC’s On the Media, and Fast Company. When he’s not interviewing witnesses, you can find him cooking with fire at his riverside camp in Tennessee or, ideally, hiking the Camino de Santiago in Spain.

    Martin J. Wagar has been a real estate appraisal professional since 1974. He’s certified in Michigan & Florida, holds a Michigan real estate broker’s license, and is a REALTOR® emeritus. Martin has an IFA-s designation through the National Association of Independent Fee Appraisers and an RAA designation through the National Association of Realtors®.

    In 2009, Martin founded the AMC Midwest Appraisal Management Group. After retiring in 2014, he helped bring the entire appraisal process “in house” for a large mortgage company overseeing appraisal quality control and regulatory compliance in 14 states. As president of Wagar & Associates, Martin provides consulting service and is a nationally recognized expert on appraising, appraisal regulations, and compliance.
