The multifamily sector has proved to be a stable place for institutional investors to park capital during the Covid-19 pandemic in part because of one of the great truisms that real estate professionals live by: people always need someplace to live. But the pandemic has also amplified a major problem that every city in the world is facing – a lack of housing that is affordable.
The problem, however, is one that the commercial real estate industry is eager to help solve. A growing number of fund managers and other investors are tracking population trends from the major cities to key, fast-growing metros that offer a lower cost of living and more opportunities to build new product and redevelop existing assets.
There’s another kicker – many of these funds have institutional clients who are increasingly looking at the ESG impact of their investments. And investing in local projects to provide housing that’s affordable is emerging as a key way for them to fulfil this mission.
