At what point does your refusal to adapt to the changes become an ethical issue?
At what point should you adapt or decide to get out?
How long can you continue to grind out GSE's forms at 4 or 5 a day in your basement using adjustments you did 10 years ago?
If you see AI, Regression analysis, scatter plots, box and whisker charts, etc., as a secret plot to replace appraisers, you might consider this a hill.
IS THIS THE HILL YOU WANT TO DIE ON? Basically, what we will investigate/debate is the theme of "The Ethics of Change". So, this part of the presentation will center on the whether the appraiser wants keep up with the changes that assault us, or die on the hill of stasis.
APPRAISAL: ART VS. SCIENCE: This, too, will have the Ethics of Change as its central theme. My contention there is no art in the appraisal - that must be as scientific and mathematically oriented as would be one on the presentation on building a bridge. The art comes in the communication of the appraisal. This is where the ability to persuade - an art - comes into play. Medicine is science - bedside manner is an art.
HIGH VOLUME VS. LOW VOLUME APPRAISERS: This one does not trip my trigger since the volume of work an appraiser chooses to produce is (to great extent) the appraiser's choice. Rather, consider the topic of "Do I transition to non-GSE work, which will not require the use of UAD3.6; do I make the transition to UAD3.6, with all the training and education that will involve; or do I get out of the business altogether?

I'm in the U.S.," he says, if unable to pin down a more specific location. Those skills of navigation and evasion are useful in his parallel work as a private investigator. He has twice navigated across Spain on the 500-mile Camino de Santiago pilgrimage. Humphreys is a lifelong learner and educator. He is a practicing Certified Fraud Examiner and professional investigator. Hal is a CDEI certified instructor through IDECC. He writes, lectures, and he walks ... a lot.

Tim Andersen is an AQB Certified USPAP Instructor, consultant, and reviewer. He also does commercial real estate appraisal and Florida tax appeal work. He travels throughout the US teaching USPAP, and is an Approved Instructor for the Appraisal Institute. Have PowerPoint, Will Travel. Martin J. Wagar has been a real estate appraisal professional since 1974. He’s certified in Michigan & Florida, holds a Michigan real estate broker’s license, and is a REALTOR® emeritus. Martin has an IFA-s designation through the National Association of Independent Fee Appraisers and an RAA designation through the National Association of Realtors®.
In 2009, Martin founded the AMC Midwest Appraisal Management Group. After retiring in 2014, he helped bring the entire appraisal process “in house” for a large mortgage company overseeing appraisal quality control and regulatory compliance in 14 states. As president of Wagar & Associates, Martin provides consulting service and is a nationally recognized expert on appraising, appraisal regulations, and compliance.
