PROGRAM DESCRIPTION:
There’s a sleeping giant in your office. How cost segregation can punch a hole in taxable income.
Clients who lease, or own commercial real estate and rental properties, are always looking for more annual write offs. Many EAs face challenges advising those clients regarding cost that can be expensed and costs that have to be capitalized. This presentation will offer guidance that can identify overlooked savings opportunities contained in the 2014 Repair Regulations and cost segregation strategies to maximize depreciation expenses.

- How to utilize accelerated depreciation under Virginia’s nonconformity requirements
- Why a Unit of Property designation is important
- How to identify savings opportunities when a client renovates, acquires, or builds commercial real estate
- Look-back, catch-up, and accelerated depreciation advantages
- Differences between Section 179 and Bonus Depreciation
- When to utilize a cost segregation study

Prerequisite Requirements - Basic understanding of commercial real estate and rental properties and, or, have clients who lease, use, and own those kinds of properties.

Refund Policy
Refunds will be honored if written notification is received at the Administrative Office up to 5 days prior to the date of the course. A processing fee of $25 will be deducted from the refund. If the total registration fee was less than $25, no refund will be granted. Transferring the registration to another individual is allowed up to 5 days prior to the program date. Transfers or cancellations within 5 days of the course will not be accepted. “No Shows” forfeit their fees. Cancellation

A typical candidate client has a building with an unadjusted basis between $250k and $1.5 million.

Mr. Clapp has represented CSSI© since 2012. Fred then spent 16 years as a registered investment advisor with $130 million in asset under management for Smith Barney before moving to Virginia.
